I am a Male Landlord and I live in a 3 Bedroom Ground Floor Property. I am a live-in Landlord. I stay in 1 Room. I am looking to put the Double Room and Single Room on rent.
The Flat is in Romford and is a 15 minute walk to Romford Station and a 15 minute walk to Queens Hospital and 15 minute walk to Brewery and Liberty Shopping Centres. The station is on the Elizabeth Line so you can get a straight train into Central London which only takes 30 minutes. The Post Code of the Flat is RM1.
1 SHARED BATHROOM AND 1 SHARED KITCHEN.
Rent for Double Room will be £1000 PER MONTH, ALL BILLS INCLUDED.
Rent for Single Room will be £500 PER MONTH, ALL BILLS INCLUDED.
Bills will be Electricity Bill, Council Tax Bill and Water Bill. These Bills usually come to £250 per month for Couples and £125 per month for Single person. These are included in the monthly rent.
DEPOSIT will be £1000 for Double Room.
Deposit will be £500 for Single Room.
The Double Room comes with 1 Double Bed, 2 Side Drawers and a Chest Drawer.
The Single Room comes with 1 Single Bed, 1 Dressing Table, 1 Chest Drawer, 1 Built-In Cupboard.
I will be providing free WiFi for the Lodgers to use.
As you will be living in my personal home, there will be house rules to follow such as:
I am looking for someone who will NOT cook or eat Fish, Pork or Beef inside the property. Fish, Pork and Beef is not allowed to be cooked, eaten or stored inside the property. This will be part of the contract.
Smoking is also not allowed inside the property. This will be part of the contract.
I require someone who keeps the Bedroom, Kitchen and Bathroom clean at all times. This means cleaning the Kitchen and Bathroom everytime after using.
I will do a weekly room inspections once per week to make sure the room is clean and tidy and hoovered and also no damage has been caused to the furniture, bed or carpet. I will also check that no food or drink has been spilt on the carpet, this includes food crumbs on carpet and stains from any spillages.
Please note: any damage to the furniture, mattress, wardrobes, equipment, walls or carpets or any spillage or stains on the carpet will be taken out from the final deposit in order to repair, replace or clean. This will be part of the contract.
Minimum length of stay is 6 months. Notice period is 1 month.
Deposit will be refundable only after minimum 6 months stay and after staying notice period.
If you leave before 6 months and without staying the full notice period or if you get evicted before 6 months or during the notice period for either breach of contract or for rude or aggressive behaviour then the deposit will be Non Refundable. A contract will need to be signed.
