I work alot and keep to my self, my daughter comes to visit me ever 2 days, I have a dog that doesn't come into the house,

I work long hours through the week, so I'm home nights and weekends. I do have an alarm system and would like it to be armed if no one is home. I have 2 rooms but this is the first time I've rented out my home so I'll probably only rent one room for now. If you are interested in using both rooms the rent will be increased. Parking will be on the street, and the garage will be used for my storage. I'm planning on doing some work on my home, so the property will end up having a private patio with a gas fire pit in the future. Also, the master bathroom will be turned into a full bathroom, so the shared bathroom will be for renters only once I get that work done.
